Site Plan Approved for Restaurant and Retail Project on North 3rd Street

A site plan has been approved by the Effingham City Plan Commission for a restaurant and retail space on the city's north end.
What is identified as Interstate Side Estates involves the property on the east side of North 3rd Street adjoining the US 45 interstate interchange.
In the past, Trailways Restaurant was located on the property. The property currently houses an Asian food restaurant known as Effingham Food Express and a former service station that now operates as a liquor store.
City Engineer Luke Thoele said the developers have indicated plans for a 10,000 square foot structure; 6,850 square feet targeted for a restaurant, and the remaining 3,150 square feet for retail space. The Effingham Food Express will remain on the property. The liquor store will be removed. Once the project is completed, access to the development will be south off East Rickelman Avenue past the existing Subway restaurant.
Thoele said the developers have not identified the restaurant nor the use for the retail space.
The Plan Commission also approved a site plan for an office addition for Mid-Illinois Concrete at 1300 Commerce Avenue in the Effingham Business Park.
Thoele said the project is designed to relocate and consolidate Mid-Illinois Concrete from their 4th Street location. The 14,800 square foot wil involve 6,400 square feet in office space and 8,400 square feet in warehouse space.
