Plan Commission Approves Site Plan for Sarah Bush Lincoln Project Along Maple Street

The Effingham City Plan Commission Tuesday gave approval to a site plan for a medical facility for Sarah Bush Lincoln Health Center.

The two-story facility will be located on a 12-acre tract rezoned in December. The tract is located along the east side of North Maple Street and south of Holiday Drive. The plan calls for a 40,000 square foot facility utilizing a circle drive and two entrances off Maple Street. The building would include patient drop-off and a drive-up pharmacy. Buffers are included to the north, east and south of the facility to benefit neighboring property owners. Construction of the facility should begin in 2025.

The Plan Commission also recommended City Council approval of a plat of River Ridge Subdivision. The property is west of the city water treatment plant and will be developed with homes.

Commission members also held a public hearing on rezoning property at 509 South Maple from single-family residential to multiple-dwelling district. The property, located at Clinton Avenue, will be developed as a four-unit, maybe a six-unit apartment complex.

The Commission recommended the City Council grant a special use permit for a car wash to be developed between Smoothie King and Northside Ford-Lincoln along Ford Avenue. The car wash would be used by both Northside and by the public.

Commission members okayed a plat of Old Dominion Freight Line on the west side of the City Business Park, and a site plan of Carol Wallace's property at 202 North Henrietta as a small office building. Also approved was a site plan for a portion of airport property.
