Effingham City Plan commissioners Tuesday approved a site plan for a new O'Reilly Auto Parts store.
The current building along West Fayette Avenue will be torn down as part of the Fayette Avenue reconstruction project. The new facility will use lots at 1000 and 1002 West Edgar Avenue, the northwest corner of Edgar and Oak Street, and will be located south of the current building.
The Plan Commission also recommended the City Council approve rezoning of the lots at 1000 and 1002 West Edgar from single-family residential to general commercial.
Commission members recommended the Council deny a rezoning request by John and Gerry Lohman from non-urban to single-family residential. Commission members said the trend of properties in the area along North 1200th Street, northwest of Effingham, is for two-acre lots. The Lohman project, to create a smaller lot on which the family home would be located and be sold to one of the Lohman's sons, wouldn't follow that trend.
The vote to recommend denial of the rezoning followed a recommendation that a plat of the Lohman property be approved.
