Plan Commission Recommends Council Approve Two Rezoning Projects

The Effingham City Plan Commission has recommended that the Effingham City Council rezone a corner lot at 801 West Jefferson Avenue.

Mark Schackmann has to relocate his auction service off Fayette Avenue before October to make way for the Fayette reconstruction project. He's looking at the Jefferson Avenue site, which needs rezoned to B-1 neighborhood shopping district to accommodate the relocation of his business.

The owners of the property to the west, Patrick and Kim Keenan, are out of town but wrote a letter opposing the rezoning as it could make the property busier and lower their property value. 

The vote to recommend approval was 6-1, with Ken Wohltman voting No. Members Brian Hayes and Clint Spruell were not present for the meeting.

The City Council should consider the matter later this month.

The Plan Commission also recommended the Council approve the rezoning of a 10-acre tract along Country Club Road, just off US Route 40.

Developer Scott Conant would like to keep an existing residential structure on of three lots that are a part of the project, build a house on another lot, and reserve the third lot for a future residence.

Plan Commissioners also voted to recommend the Council approve a subdivision plat of the 10-acre development.
