The Effingham City Zoning Board of Appeals approved one request for a variance in the zoning guidelines, but denied the other request Tuesday.

The Board denied a request from BHR Investment for a variance regarding an off-premise billboard in addition to an existing free-standing sign on property at 819 North 3rd Street along US Route 45.

There were concerns that the electronic sign might be distracting to oncoming traffic, and the decision was that a hardship wasn't proved that would show the need for a variance.

The variance approved was to allow a wood six-foot-tall fence in a front yard at 920 East Fayette as requested by Karlee Kruenegel. The location is along US Route 40.

The Board also re-elected its officers for another term; Dave Swingler as chairman and Gary Welton as vice-chairman.
