Plan Commission Recommends 40-Lot Residential Development Near Country Club

The Effingham City Plan Commission is recommending a site plan for a 40-lot residential subdivision development near Effingham Country Club.

The development, to be known as Prairie Ace Estates, is north of the Country Club across Country Club Road.

Commission members also recommended a preliminary and final plat of the subdivision. The Effingham City Council will have the final say in whether the development is approved. Also recommended for approval was rezoning the property, being developed by Redwood Properties and Operating Manager Mike Vonderheide, from non-urban to R-1 single famly residential district with a PRD (planned residence district) overlay.

Commissioners also recommended approval of a text amendment to the Municipal Code. The change concerns brew pubs and their locating in a B-2 general commercial district, a B-5 highway commercial district, or an M-1 light industrial district. A brew pub is defined as a facility where beer or other fermented malt beverages are manufacturred, produced, stored, bottled, sold at wholesale or at retail in sealed bottles or other sealed containers for consumption off-premises, or sold to be consumed on the premises in an area or room in quantities not to exceed 155,000 gallons per year. A brew pub may also include restaurant, dining and bar facilities.

Again, the City Council has the final say on the plat, the rezoning, and the change in the code concerning the brew pub.
