Zoning Board of Appeals Approves Two Requests, Denies One

The Effingham Zoning Board of Appeals approved two requests for variances, but denied one other request Tuesday night.

The Zoning Board granted Heather Mumma's request for a three-inch reduction in a sideyard setback for property at 1514 Hickory Hills Drive. Mumma plans to demolish a dilapidated unattached garage and replace it with a 16' by 30' attached garage addition to the existing residence.

The Board also granted a variance to Russell and Tracy Willenborg for their home at 14850 East Dutch Lane. The Willenborgs plan to construct a detached garage measuring 40' by 56' with overall height of 24' 10-5/8" and a total of 2,240 square feet in size. The typical allowed area is 1,200 square feet and typical overall height is 20'. 

Both requests were approved on a 5-0 vote.

The Zoning Board, however, denied a request for variance from Duane Lewis, Jr. at the Pro-Lube location at 402 South Henrietta. Lewis asked for a reduction in the 15' setback down to 7' to construct a 16' by 41' mechanic's bay on the north side of the existing business. A neighbor testified that there are three schools in the area and the addition would reduce visibility at Henrietta and Edgar. Lewis could return with another project smaller in scope.
